Interpreting for Title Deed Transactions

The sworn interpreter requirement at the land registry desk

If one of the parties to a transfer at the land registry office does not speak Turkish, a sworn translator must be present during the transaction. The interpreter conveys the text read out when the deed is executed as well as the declarations of the parties.

For foreigners, buying property is often also linked to citizenship or a residence permit. At BKT we provide interpreting at the land registry appointment, translate powers of attorney and title deed documents, and stay with you through the later steps of the process.

Who is it for?

  • Foreigners buying property in Türkiye
  • Turkish citizens selling their property to a foreigner
  • Buyers planning a citizenship by investment application
  • Parties acting under a power of attorney
  • Foreigners registering a mortgage or usufruct
  • Real estate consultancy firms

Required documents

The list below is for a typical case. Additional documents may be requested depending on your nationality, the type of application and the practice of the relevant authority; the definitive list is given to you in writing at the initial consultation.

  • Passport and its notarised translation
  • Tax identification number
  • Title deed and property details
  • Valuation report (where required)
  • Power of attorney (if acting through a representative)

Common mistakes

  • Calling an interpreter on the day of the appointment
  • Not obtaining the tax number before the appointment
  • Bringing a power of attorney issued abroad without an apostille
  • Not planning the valuation and payment documents when citizenship is the goal
  • Submitting the passport translation without notarisation

Legal basis

Land Registry Act No. 2644 and the practice on having an interpreter present for title deed transactions

Legislation and administrative practice may change. The information on this page is for general guidance only; an assessment specific to your case requires a consultation.

Title deed interpreting — frequently asked questions

Is an interpreter mandatory at the land registry?

If one of the parties does not speak Turkish, a sworn translator must be present when the deed is executed. Land registry offices require this.

Is purchase through a power of attorney possible?

Yes. For powers of attorney issued abroad, an apostille and a sworn translation are required.

I am buying for citizenship — is anything different required?

Citizenship by investment carries additional conditions, such as a valuation report, payment made through a bank, and a three-year no-sale annotation on the title deed.

Can a foreigner buy property anywhere?

There are certain restrictions, including military and security zones. The location of the property should be checked before the transaction.

Do you translate the title deed as well?

Yes. We provide sworn translation of the title deed and the related documents after the transaction.

What do we provide in this process?

With lawyer support

On cases that call for legal assessment — appeals, administrative proceedings and refusal decisions — we work together with a lawyer.

Grounded in the legislation

We state plainly which law and regulation each service rests on: Laws No. 6735, 6458 and 5901 and the related implementing rules.

Transparency on process and fees

Before we begin, the document list, the steps, a realistic time expectation and the total fee are shared in writing.
